Home Inspection Page

Thank you for booking your home inspection. Your contract for the Home Inspection can be viewed, printed or downloaded below. Please follow the instructions in the cover letter of the contract package. The Inspector must have the signed contract before your inspection can be conducted. Per North Carolina law the inspection can not be performed without this contract. Print it out, sign it and initial each page and bring it with you to the inspection, send it by your agent, e-mail, fax or mail it. After your inspection your Home Inspection and Radon (if you scheduled a test) Reports will be posted here and you and your agent will receive an e-mail with a link to this site. At your request... an inspection of the above property was performed on the date set forth on the report document. I am pleased to submit the enclosed report. This report is my professional opinion based on a visual inspection of the accessible components of the home. This report is not an exhaustive technical evaluation. An evaluation of this nature would cost many times more.

Please understand that there are limitations to this inspection.  Many components of the home are not visible during the inspection and very little historical information is provided in advance of the inspection.  While I can reduce your risk of purchasing a home, I cannot eliminate it, nor can I assume it.  Even the most comprehensive inspection cannot be expected to reveal every condition you may consider significant to ownership. In addition to those improvements recommended in my report, I recommend that you budget for unexpected repairs.  On average, setting aside roughly one percent of the value of your home on an annual basis should be sufficient to cover unexpected repairs.

Your attention is directed to your copy of the Pre-Inspection Contract. It more specifically explains the scope of the inspection and the limit of my liability in performing this inspection. The Standards of Practice and Code of Ethics of the American Society of Home Inspectors (ASHI®), of which I am a signatory, prohibits me from making any repairs or referring any contractors. I am not associated with any other party to the transaction of this property, except as may be disclosed to you.

The information provided in this report is solely for your use. I will not release a copy of this report without your written consent. Please consider this the required written approval at your option for your release of copies of this report to your or the sellers real estate agent, the present owner of the property, the mortgage company handling your permanent financing, and your closing attorney. If you desire for whatever reason to release copies to any other party, please be reminded that written consent from the Inspector is required. You may share a link to this page instead of transmitting a printed copy of your report just remember that you must also supply the user name and password provided in my e-mail to you.
